October 2026 Real Estate Market Report

1 min read

The @realty network sold $350,087,866 worth of property across Australia and New Zealand in September, delivering a strong result despite softer market conditions.

Across Australia, home prices fell 0.2% in September, marking the sixth consecutive monthly decline. Higher interest rates continue to reduce borrowing capacity and buyer demand, with national prices now 3.3% below their March peak.

Key market highlights:

  • Capital city prices fell 0.3% in September.

  • Sydney and Melbourne remain the deepest corrections, sitting 5.5% and 5.7% below peak.

  • Brisbane, Adelaide and Perth are now experiencing stronger downward momentum.

  • Regional markets continue to outperform, with prices still 5.1% higher year-on-year.

  • Units are proving more resilient than houses as affordability increasingly shapes buyer decisions.

While buyers are becoming more cautious, the market remains active and more than $350 million in September sales across the @realty network shows that opportunities are still there.

In a changing market, realistic pricing, strong vendor communication and local expertise have never been more important.
