@realty agents transacted $329,519,050 in property sales across Australia and New Zealand during July, despite continued pressure across the Australian housing market.
National home prices fell 0.3% for the fourth consecutive month and are now 1.8% below their March 2026 peak. Capital cities drove the decline, while regional markets remained more resilient and are still 8% higher than a year ago.
Sydney recorded the largest monthly fall, while Darwin was the only capital city to achieve growth. Perth and Darwin remain the strongest-performing markets over the past 12 months, both up 14.9%.
Although higher interest rates and cost-of-living pressures may continue to affect buyer demand, limited housing supply and ongoing population growth are expected to support property values over the longer term.
