Meridan Plains, Sunshine Coast 2025 Real Estate Market Update:
October was another standout month for the @realty network, achieving $569,993,831 in property sales across Australia and New Zealand.
The national housing market continued its strong run, with prices rising 0.6% in October — marking ten consecutive months of growth and pushing home values 7.5% higher year-on-year, the fastest annual pace since May 2024.
Key Highlights
National median home value: $858,000 — up $65,200 in the past year
Annual growth: +7.5% (up from +5.4% at the start of 2025)
Capital cities: +0.6% in October, +7.4% year-on-year
Top performers: Adelaide (+1.2%), Brisbane (+0.9%), Sydney, Perth & Hobart (+0.6%)
Regional markets: +0.6% in October, +7.9% year-on-year — still outpacing the capitals over five years
All capitals are now at record highs except Hobart (–3.9%) and Canberra (–1.0%). The strongest annual gains came from Darwin (+12.8%), Brisbane (+12.6%), and Perth (+11.8%).
Market Insights
The housing upswing is being fuelled by lower mortgage rates, improved sentiment, and increased borrowing capacity.
However, affordability remains a cap on how high prices can climb, keeping growth steady rather than explosive.
Momentum is shifting, with Sydney, Melbourne, Darwin, and Hobart accelerating after a slower 2024, while Brisbane, Adelaide, and Perth are seeing growth stabilise at high levels.

Both property types are performing strongly:
Houses: +0.6% in October, +7.6% year-on-year
Units: +0.7% in October, +7.2% year-on-year
Outlook
With interest rates easing, population growth and limited housing supply, market conditions remain favourable for sellers heading into summer.
The national upswing is expected to continue, with growth broadening across markets that previously lagged.
