National Report for December 2025, Real Estate Market Update:


November was another standout month for the @realty network, achieving $586,460,405 in property sales across Australia and New Zealand.

 

Home Prices Hit New Record, But Growth Is Starting to Cool

National home prices rose 0.5% in November, pushing values to a new high. Prices are now 8.7% higher than a year ago, the fastest annual growth since mid-2022, though still well below the boom-era surges of 20–30%.

 

Capital cities gained 0.5% in November and 8.5% over the year, with Perth and Adelaide leading monthly growth (+0.9%). All capitals hit record highs except Hobart, which remains 2.8% below its peak. Over the past year, Perth, Darwin and Brisbane posted the strongest increases.

 

Regional markets rose 0.6% in November and 9.3% year-on-year, continuing to outperform capital cities thanks to relative affordability, though the gap is narrowing as city markets accelerate.

 

Unit prices are rising faster than houses across most capitals as buyers look for more affordable options.

 

Outlook:Population growth, investor activity and government schemes,  including a new low-deposit shared-equity program launching December 5, are keeping demand strong, while tight supply favours sellers. Prices are expected to rise through summer, but with rates now likely on hold, affordability constraints should slow growth through 2026.
